A well-maintained water heater can last 10-12 years or more. One that is ignored may fail in 6-8 years — often at the most inconvenient time. A few simple maintenance steps each year can extend the life of your water heater, improve efficiency, and catch small problems before they become emergency replacements.
### Test the pressure relief valve
The temperature and pressure relief valve — usually on the top or side of the tank — is a critical safety device that opens if pressure inside the tank gets too high. Lift the lever briefly and let it snap back. Water should flow out of the discharge pipe. If nothing comes out, or if the valve leaks after testing, it needs replacement.
### Flush the tank to remove sediment
Over time, minerals in the water settle at the bottom of the tank. This sediment layer insulates the water from the burner or heating element, reducing efficiency and eventually causing the tank to overheat and crack. Connect a garden hose to the drain valve at the bottom of the tank, run the hose to a floor drain or outside, and drain a few gallons until the water runs clear. Do this once a year.
### Check the anode rod
The anode rod is a sacrificial metal rod inside the tank that attracts corrosive elements in the water, protecting the tank itself from rust. Check it every 2-3 years. If it is heavily corroded or worn down to less than half an inch thick, replace it. A functioning anode rod can double the life of your water heater.
### Inspect for leaks and corrosion
Look for water around the base of the tank, on top of the unit around pipe connections, and along the supply lines. Small leaks around fittings can be tightened or resealed. Water from the bottom of the tank usually means the tank itself is failing.
### Check the venting (gas units)
Make sure the exhaust vent is properly connected, not blocked, and slopes upward toward the outside. Look for rust, gaps, or loose connections. If you have a power-vented unit, make sure the fan is operating and the vent termination outside is clear of debris.
### Set the temperature
The recommended setting is 120 degrees Fahrenheit. Higher than 120 increases the risk of scalding and wastes energy. Lower than 120 may not be hot enough for dishwashers and can allow bacteria to grow in the tank.
